Seized Spring and Worn Cables in Belmont Shore

A torsion spring snapped just after noon and the door came down bent, with one cable unwound and curled inside the track. The homeowner couldn’t get the car out. We replaced both springs at matched tension, swapped both cables, and re-trued the track so the door rides even again. Total time: about two hours from the first call.

Sagging Wood Door Replaced with Insulated Steel in Bixby Knolls

The original wood door had been in place since the house was built in the 1960s. Moisture had rotted the bottom two panels, and the weight of it was killing the springs every four or five years. We measured, ordered an insulated steel door rated for coastal air, and pulled the whole old assembly. Two mornings of work, and the new door is twelve pounds lighter than the rotted wood one it replaced.

Opener Strain on a Double Door in Los Altos

The homeowner called thinking the LiftMaster opener was dying. It would grind, reverse, and refuse to lift past halfway. The opener was fine. The springs were original and down to about fifteen percent tension, so the motor was dragging a dead lift. If the opener is straining, the problem is almost never the opener. New springs, rebalanced door, same opener, solved.

Impact-Damaged Panel and Bent Track in North Long Beach

A backed-in trailer caught the bottom corner of the door and shoved the left track out of line by nearly two inches. One section was creased, and the door would bind every third cycle. We ordered the matching panel from the manufacturer, straightened the track, and reset the roller alignment. Painted and hung, the seam disappears unless you know where to look.

Rusted Hardware and Broken Rollers in Naples

Canal air eats hardware faster than most owners realize. This door ran on original nylon rollers, ten of them flat-spotted, with rust blooming on every hinge. You could hear the door from two houses down. We replaced all rollers with sealed-bearing steel, swapped every hinge, and re-lubricated the full assembly. The door now opens at about the volume of a library cart.

Off-Track Door with Broken Spring in Wrigley

Nine at night, a spring snapped while the door was half open. The door came off the track and wedged against the wall, leaving the car trapped inside. A door is 200 pounds riding on two springs. Respect it. We got to Wrigley within the hour, got the door back on its track, replaced both springs, and had the car out that same night.
